How Best to Work With A Builder.
Having your own brand new home built especially for you can be exciting! You can make modifications to floor plans, chose your own tiles and colors, design your own kitchen and watch your dream house unfold before your eyes. But there are also pitfalls and several things you need to be aware of before you set off on this adventure.
- All builders and their listing agents obviously represent the best interests of the builder.
- Most builders use contracts that were designed for them by their attorney. They do not use the standard contract issued by the local Board of Realtors.
- Standards, time-frames and the quality of construction are very variable between the various building companies. References from former clients are essential.
In order to protect yourself and
your investment in your new home, you are advised to cover the
above points by the following:-
Hire your own Buyer Broker.
As a rule of thumb, most builders pay their listing agents 6% commission. If a Buyer Broker brings in a customer to the builder, the listing company and the builder will pay the Buyer Broker half of this. The service therefore costs the buyer nothing . Even if a buyer goes directly to the builder, that builder will still, under
his contact with his listing and marketing Real Estate
Company, have to pay the agreed full commission.
A Buyer Broker who does not work for the builder or his listing agency can give you impartial information, be it positive or negative, about the various builders and their competitors. A Buyer Broker can also advise you on normal cost of extra items you may chose to have in your home, obtain plans for you from the builder and generally represent you at the planing and negotiation stages of the transaction.
Hire your own attorney.
You need a Real Estate Attorney
anyway to close a real estate transaction in New York State,
so make sure that any contract you sign with a builder is
subject to your attorney. s approval.
Hire a Home Inspector.
Yes! Even for a new home. The cost for a Home Inspection is only
about $250 and a trained inspector will look for details that
you may miss. Also ask your inspector about a Radon test. We
have run into radon issues more than once with new homes and
mitigating them can be expensive.
