Whether you purchase a newly built home or a resale, you are advised to have an independent home inspector go through the house for you. This usually costs from around $300 to $350, depending on the size of home and the area, and takes up to three hours.
Not only will a good inspector do all he can to draw your attention to possible problems, he will also advise you on how best to maintain your home and what to look out for on a regular basis. To find a good home inspector, we suggest you seek a recommendation. Home inspectors do have to be licensed in New York, even so, there is a huge variation in the quality of their work.
In some areas a Radon Test is also advised, and in homes built before 1978, a lead paint test is also something to consider though home inspectors do not test for this for you. An insect test may also be advisible in addition to the home inspection. In many parts of the area, carpenter ants can cause real problems. They often eat away at wood in areas that one does not normally see, so a thorough inspection is vital if these insects are a concern.
Obtaining a home inspection does not hold a buyer up from putting in a purchase offer. What happens is that the offer is written with a contingency stating that if the inspection indicates serious problems, the offer may be either withdrawn or re-negotiated.
